Getting started
What is the difference between pre-qualified and pre-approved?
A pre-qualification is an initial estimate based on information you provide. A pre-approval generally involves review of financial information and credit, but its scope varies. Neither guarantees final approval; property review, underwriting and other conditions may remain.
Will checking my options hurt my credit?
A conversation or contact request through this website does not check credit. A lender may use a soft or hard inquiry at different application stages. Ask which inquiry is required and authorize it before proceeding.
How much do I need for a down payment?
Down payment and funds-to-close requirements depend on the program, property and your circumstances. Eligible borrowers may have access to low-down-payment options or assistance. Availability and assistance conditions must be confirmed.
How long does it take to close?
Closing timing depends on the lender, property, title, appraisal, documentation and underwriting. Ask Ian for a timeline based on your specific transaction. No closing or funding date is guaranteed.
Qualifying
What credit score do I need?
Credit requirements vary by program and lender. A score alone does not determine qualification or pricing; income, debts, assets, property and the full application also matter.
I'm self-employed. Can I still qualify?
Self-employed borrowers may have several documentation routes to explore. Depending on the lender and program, review may use tax returns, bank statements or other supported records. Qualifying income and approval require an individual assessment.
What is debt-to-income, and why does it matter?
Debt-to-income compares monthly obligations included by the program with qualifying monthly income. Lenders determine which income and debts count. It is one factor among several in underwriting.
Costs
What are closing costs?
Closing expenses can include lender and third-party fees, prepaid taxes and insurance, and escrow deposits. Credits may be available subject to program rules. Required disclosures and timing depend on the loan type; a contact request is not a Loan Estimate.
Should I pay points to lower my rate?
Compare the upfront cost with potential savings and how long you expect to keep the loan. A simple break-even calculation is a starting point; balance changes, term, fees and future plans also matter.
Refinancing
When does refinancing make sense?
Compare the new loan’s costs, payment, balance, term and total interest with keeping your current mortgage. A lower payment may come from a longer term and can increase total interest. Savings and approval are not guaranteed.
