Conventional loans
A flexible starting point for a home purchase or refinance.

A place to call home.
How this option works
Conventional mortgages are not government insured or guaranteed. Compare the down payment, mortgage insurance, rate structure and closing costs together, rather than choosing by rate alone.
When to discuss it
Established income and credit, a purchase or refinance, and a plan for how long you will keep the loan.
What to compare
Mortgage insurance, cash needed at closing, property use and total cost.
Eligibility, availability and terms require lender review.

Straight answers
Do I need 20% down for a conventional loan?
No. Twenty percent down avoids mortgage insurance, but conventional programs allow much less. The right amount depends on what you keep in savings afterward and how long you will own the home.
How is a conventional loan different from FHA?
FHA is more forgiving of lower credit scores and higher debt, but its mortgage insurance usually lasts longer. With good credit, conventional often costs less; with thinner credit, FHA often wins. Comparing both side by side settles it.
